Texas homeowners take note: Standard HO-3 policies often exclude windstorm, flood, and water backup coverage by default. Texas is one of the most weather-exposed states in the country. We make sure you understand exactly what your policy covers — and what it doesn’t.

What Homeowners Insurance Covers

A standard homeowners policy has 6 primary coverage components. We explain each and make sure your limits actually match your exposure.

Dwelling Coverage

Covers the physical structure of your home if damaged by covered perils (fire, wind, hail, lightning, vandalism, etc.). Should be set at full replacement cost, not market value.

Other Structures

Covers detached garages, fences, sheds, and other structures on your property. Typically 10% of your dwelling limit.

Personal Property

Covers your belongings — furniture, electronics, clothing, appliances. We recommend a home inventory to make sure you’re not underinsured on high-value items.

Loss of Use

Covers additional living expenses if your home is uninhabitable after a covered loss — hotel, meals, and other costs while repairs are made.

Personal Liability

Covers you if someone is injured on your property and sues you. Standard limits are $100K–$300K — we often recommend higher limits or an umbrella policy.

Medical Payments

Pays medical bills for guests injured on your property regardless of fault — typically $1,000–5,000 to prevent small incidents from becoming liability claims.

Coverage Gaps to Watch in Texas

Flood Insurance

NOT included in standard homeowners policies. Requires a separate NFIP or private flood policy. Ask us about your flood zone.

Windstorm

May require separate coverage in high-wind zones of Texas, especially coastal counties. We’ll check your specific location.

Water Backup

Sewer backup and water backup is typically excluded unless you add an endorsement. Usually costs $30–60/year — worth it.

Foundation Issues

Texas’s expansive clay soils make foundation movement common. Most policies exclude gradual settling. Ask us about endorsements.
